Section 8 Notices
A formal notice a landlord can give to a tenant to seek possession of a property because of a breach of the tenancy agreement, such as rent arrears.
Section 21 Notices
Also known as a “no fault eviction notice” this is a formal notice a landlord can give to a tenant to regain possession of a property let on an assured shorthold tenancy, without needing to provide a reason. It requires at least two months’ notice.
Possession Orders
A possession order is a legal document issued by a court that allows a landlord to regain possession of their property from a tenant, typically when they breach the tenancy agreement e.g. not paying rent or damaging the property.
Trace Services
Specialist services used by landlords, solicitors
and businesses to locate individuals, such as debtors, ex-tenants or missing persons, who have moved without leaving a forwarding address.
High Court Enforcement
The process of implementing judgments or orders issued by the High Court of England and Wales. Typically carried out by High Court Enforcement Officers (HCEOs), who are authorised to seize goods, repossess property and enforce other court orders.
Debt Recovery
The process of pursuing payments of debts owed by individuals or businesses.
