The Situation

Commercial lease forfeiture can require careful coordination to regain control of commercial premises while ensuring the property is left secure. In this case, the premises comprised an industrial workshop and office, with a gated courtyard, multiple access points and electric shutters.

The task involved securing the different areas of the property, managing access and recording the condition of the premises. With several doors and entry points to address, a coordinated approach was needed to complete the work efficiently and leave the property secured.

After searching for commercial lease forfeiture in London, the client contacted Strikes Property Services Group.

Our Approach

The Strikes team attended the premises alongside a locksmith to carry out the forfeiture of lease. The locksmith removed the padlock securing the front gate, allowing access to the courtyard. The padlock on the office was then removed to permit entry, and photographs were taken to record the internal condition before the office was secured again with a replacement padlock.

The team accessed the workshop through a side door, where the locksmith replaced the lock to secure the premises. The rear door was also secured, and the power supply to the electric shutters was switched off to prevent them from being operated using a key fob.

Notices were displayed at various locations around the property, and photographs were taken as part of the process. The team coordinated the work to address the different access points and security requirements during the attendance.

Outcome

The forfeiture was completed during an attendance lasting approximately 50 minutes. The relevant locks were replaced or refitted, the electric shutter power supply was isolated, and notices were displayed at the premises.

The property was left secured, with photographs taken to record its condition. The coordinated approach enabled the team to complete the required work across the office, workshop and associated access points in a single attendance.
