The Situation
Strikes Property Services Group was instructed to carry out a commercial lease forfeiture at a small industrial unit in Warrington. The property had a separate entrance door protected by an electric shutter, alongside a larger shutter serving the loading bay.
The task required the property to be secured, with the locks changed and the condition of the premises documented. With no electricity available in the building, the loading bay shutter also required manual operation by the locksmith.
For commercial landlords and property managers looking for a professional approach to commercial lease forfeiture, Strikes Property Services Group provides support with securing commercial premises.
Our Approach
Enforcement agent Roy Bennett attended the property early in the morning and met the appointed locksmith on site. Working together, they opened and changed the locks on the smaller shutter and the entrance door. The larger loading bay shutter lock was also changed, with the locksmith manually raising the shutter due to the lack of electricity.
Once inside, the team confirmed that the unit was completely empty. They also checked the rear fire door, establishing that it could only be opened from inside the premises.
Photographs were taken to document the locks, property condition and security measures. The team then secured the premises, lowered the shutter, fitted a padlock to the shutter’s key access door and placed all keys in the designated lockbox, as instructed.
Outcome
The commercial forfeiture was completed efficiently, with the agent and locksmith leaving the site just 45 minutes after arrival.
The unit was empty, the relevant locks had been changed, and the property was secured. Photographic records documented the work undertaken and the condition of the premises, while the keys were left in the designated lockbox.
The case demonstrates the value of effective coordination, attention to detail and clear documentation when carrying out commercial property forfeiture. The work was managed by Chris Bane, Janet Morris and Roy Bennett.
