The Situation
Strikes Property Services Group was instructed to support the removal of trespassers from an industrial site in Walthamstow, London. The site had become occupied by individuals claiming squatter’s rights, and there were concerns about ongoing illegal tipping activity. The commercial client needed immediate action to secure the property, prevent further trespass, and mitigate the risk of further damage.
The occupation was preventing the client from using the property effectively, and the trespassers had made it clear that they would not leave without further escalation. The client also required a clear plan for securing the site and ensuring no further vehicles entered to dump waste.

Our Approach
Strikes Property Services Group arrived at the site at approximately 7:00am, where they met with a representative from the council and began engaging with the trespassers. A male trespasser initially claimed that they would not leave until a writ was issued. Our enforcement agents monitored the site while continuing engagement, maintaining a presence to prevent further illegal activity.
Throughout the day, the situation escalated as more vehicles attempted to access the site. Despite the travellers’ claims of squatter’s rights, our agents successfully stopped unauthorised vehicles and continued to pressure the occupiers to leave. Later in the day, an arrangement was made for the removal of the caravan. The trespasser agreed to leave the site with his caravan, and after further discussions, he and his family vacated by approximately 7:50pm.
Strikes Property Services Group then secured the premises with padlocks and chains and arranged for ongoing security to protect the site from re-entry. The client’s security team was fully briefed on the situation to ensure the site remained secure.
Outcome
The trespassers vacated the site, and Strikes Property Services Group successfully prevented further illegal tipping. The site was secured with new locks, and the property was returned to the client with a full inspection of damage caused by the occupation. Ongoing security was put in place to maintain site protection.
