The Situation
Strikes Property Services Group was instructed to carry out a commercial lease forfeiture at a commercial premises in Southampton. The property had been empty for some time, and a court notice relating to a winding-up petition for the occupying company was displayed at the premises.
The task involved regaining possession, documenting the condition of the property and ensuring it was left secure. The report recorded general rubbish inside the premises, but no goods of value were identified.
After searching for commercial lease forfeiture services in Southampton, the client contacted Strikes Property Services Group.
Our Approach
Our enforcement agent attended the premises at 8:30am and contacted the landlord’s representative, who arrived shortly before 9:00am. Entry was gained to the property, and the court notice displayed at the front was photographed. Photographs were also taken throughout the premises to record its condition.
Our team fixed the required torts and forfeiture notices to both doors. The main door’s euro cylinder was then changed to secure the property. At the client’s request, two existing heavy-duty internal padlocks were left in place, as the client already held the keys.
The work was completed in approximately 45 minutes. The premises were left secure at around 9:15am, and the keys were handed to the client.
Outcome
The commercial forfeiture was completed, the condition of the premises was documented, and the property was secured with the main door lock changed. The keys were returned to the client, leaving the premises secure following the attendance.
The case demonstrates how Strikes combines notice serving, photographic records and practical locksmith arrangements to support commercial property forfeiture. The work was carried out by Jason Mead, with the case team including Chris Bane and Janet Morris.
