The Situation
Strikes Property Services Group was asked to attend an industrial site in Stoke-on-Trent following reports of an unauthorised encampment. On arrival, our agents established that the site was being occupied by rough sleepers rather than travellers. The encampment was behind a locked gate, with several tents and an individual sleeping in a small outhouse.
The initial visit confirmed that further action was needed to gain access and address the situation. Notices were displayed, and a return visit was arranged with additional agents and a locksmith to help manage the operation.
After searching for rough sleeper removal services in Stoke-on-Trent, the client contacted Strikes Property Services Group.
Our Approach
Our team returned early the following morning with three enforcement agents and a locksmith. The locksmith removed the existing padlock and replaced it to allow access to the site.
When agents approached the encampment, they were initially met with an aggressive response. However, through calm communication and continued discussion, the situation became more constructive. The occupants agreed to begin dismantling their camp and removing their belongings.
Recognising that transporting the belongings would take time, our team allowed the occupants an opportunity to arrange suitable transport. The camp was dismantled progressively while agents located the access point being used to enter the site.
When the occupants temporarily left before everything had been removed, our agents set a clear deadline for their return and explained what would happen to any belongings left behind. They returned that afternoon, completed the dismantling process and loaded their possessions into a van.
Outcome
The occupants left the site, and our agents ensured the gate was locked before departing. Photographs were taken to document the condition of the area and the mess remaining after the encampment had been removed. A further clean-up was identified as necessary.
The operation demonstrated the value of a planned, coordinated approach to a challenging encampment. By combining appropriate access arrangements, clear communication and firm but measured expectations, our team helped bring the occupation to an end while allowing the occupants time to organise the removal of their belongings.
The case was managed by Chris Bane, Janet Morris and Roy Bennett, ensuring the operation was coordinated professionally from the initial attendance through to the site being secured.
