The Situation

The client is a regular user of Strikes Property Services, and due to years of experience and confidence in our traveller eviction services they contacted us for help.

A commercial retail park in Sheffield had become occupied by two caravans, with the occupants remaining on the land without permission. Strikes Property Services Group was instructed to attend the site, serve notice and take the necessary steps to secure the property’s vacant possession.

Two enforcement agents attended the site during the early evening. On arrival, they found two caravans and spoke directly with the occupants. Notice was served, and the occupants were clearly informed that they needed to vacate the land. The enforcement team explained that they would return the following morning to carry out the eviction if the caravans had not left.

A notice was displayed between the caravans and photographic evidence was taken. The team also spoke with the neighbouring retail business to explain the situation before leaving the site.

Our Approach

Two enforcement agents returned to the site at 7:00am the following morning to carry out the eviction. The two caravans were still present.

One of the occupants was spoken to at approximately 7:30am and advised that they intended to leave later that day. Our enforcement agent explained that the land needed to be vacated earlier and continued discussions with the occupants to encourage them to leave the site as soon as possible.

The occupant initially indicated that they would leave once they had finished their business for the day. Following further discussions, an approximate departure time was agreed. The situation was communicated back to the Strikes office and the enforcement team continued to engage with the occupants throughout the day.

At approximately midday, one of the caravans was moved from the site.

The remaining caravan stayed in place until later that afternoon. The main occupant returned at approximately 3:30pm, connected the caravan for departure and left the site around 15 minutes later.

Photographs were taken of the now-vacated site to provide a record of the outcome, and the neighbouring retail business was informed that the site had been cleared.

Outcome

The site was successfully vacated, with both caravans removed from the retail park. The operation required persistence and ongoing communication with the occupants over the course of the attendance.

The first attendance ensured that formal notice was served and the occupants were given clear instructions regarding the requirement to leave. The follow-up attendance then provided a continued enforcement presence and ultimately resulted in the remaining caravan being removed from the site.

All enforcement agents left the site at approximately 4:00pm once the land had been vacated.

The case was managed by Roy Bennett (Enforcement Agent), supported by Chris Bane (Managing Director) and Janet Morris (Legal Administrator), ensuring the situation was handled professionally, and the commercial site was returned to vacant possession.
