The Situation
A landlord in the Leeds area needed to regain possession of an industrial unit following the forfeiture of the lease. The tenant, a vehicle workshop business, had vacated the premises, but the property remained under their tenancy and needed to be formally and securely re-entered on the landlord’s behalf.
After searching for a forfeiture of lease specialist in Leeds, the client contacted Strikes Property Services Group.
Our Approach
Our enforcement agent attended the property early in the morning, arriving on site at 8.30am alongside a locksmith and the landlord. The main entrance was secured by a shutter and a mortice lock, both of which were changed, along with a bullet lock fitted to the shutter itself. On gaining entry, two further internal doors fitted with euro cylinder locks were also opened and re-secured as part of our commercial locksmith services.
The unit itself was found to be virtually empty and in very good condition, with only a small amount of the former tenant’s belongings remaining inside — all fully photographed for the record. Two large loading shutter doors to the rear of the property were also disabled to prevent unauthorised access. Notices were posted on the rear shutter and to the front windows confirming the change of possession, and every stage of the process was photographed.
Outcome
The entire operation was completed in just forty minutes, from 8.30am to 9.10am, with no incidents, no police involvement required, and no notable damage. All locks across the property were changed and keys were handed directly to the landlord, giving them full and secure control of the unit.
