High Court Writs of Control.

When landlords or creditors face unpaid debts, high court enforcement can be the only solution.

We understand the situation: disrupted cash flow, debts dragging on for months, and potential property damage. The problem is made more difficult when tenants or occupiers are not cooperating with legal notices and orders already served.

At Strikes Property Services Group, we enforce high court orders fast and cost-effectively with our in-house High Court Enforcement Officer (HCEO).

Our service includes:

  • Attend the site
  • Evict occupiers or trespassers
  • Secure the premises
  • Consult on options to collect debts

How the High Court Writ Process Works (Step-by-Step).

1. Review the Judgement

We start by reviewing your case to confirm the type of judgment or order you hold and whether it can be enforced via a High Court writ. If you currently have a County Court Judgment (CCJ), we’ll advise on transferring it up so it can be enforced using a High Court Writ of Control. We’ll also discuss the most suitable enforcement route based on the debtor’s circumstances and what outcome you need.

2. Prepare the High Court Paperwork

Once the route is confirmed, we prepare the required High Court paperwork and manage the transfer process where applicable. We’ll also guide you through the expected court fees and timings so you know what to expect. Our aim is to get your application processed efficiently and without avoidable delays.

3. Obtain the High Court Writ

After the application is submitted, we chase the court where appropriate to keep the process moving. Once issued, the writ gives legal authority for enforcement action to begin. This is the point at which High Court enforcement becomes active and actionable.

4. Enforce the Writ

When the writ is in place, the High Court Enforcement Officer (HCEO) can contact the debtor and, if necessary, attend in person to take control of assets to satisfy the debt and enforcement costs. This may include assets such as vehicles, equipment, and other goods, provided they belong to the debtor.

FAQs

Timescales vary depending on the court involved and what paperwork you already have in place. If you still need a Possession Order, the quickest cases can take around 4–6 weeks, but it depends heavily on the County Court. If you already have a Possession Order (and permission to transfer up where required), we can usually obtain a Writ of Possession within around 14 days – sometimes as quickly as 7 days. In slower cases, it can take up to 2 months, depending on the High Court processing times.

A High Court Enforcement Officer (HCEO) is an officer of the High Court of England and Wales, authorised to enforce certain types of court judgments. These include County Court Judgments (CCJs) over £600, possession orders, employment tribunal awards, and more. Once a judgment is transferred to the High Court, an HCEO can act on behalf of the claimant to recover money or property. Unlike County Court bailiffs, HCEOs have greater powers and flexibility, allowing them to act more quickly and effectively.

At Strikes Property Services Group, we are proud to have our own in-house authorised HCEO, which means we can manage the entire enforcement process internally—ensuring speed, consistency, and a high level of service from start to finish.

HCEOs can enforce County Court Judgments (CCJs) over £600, High Court judgments, possession orders, employment tribunal awards, and writs of control or possession.

Once a writ is issued, our in-house HCEO can often begin enforcement within days. Acting quickly increases the likelihood of successful recovery.

County Court bailiffs typically have slower response times and limited powers. HCEOs have more authority, act faster and can enforce judgments across England and Wales.

No. If you already have a County Court Judgment (CCJ), we can apply to transfer it to the High Court for enforcement without a further court hearing.

Yes. If you have a possession order, we can apply for a writ of possession and carry out the eviction through our authorised HCEO—often much faster than using County Court bailiffs.

In most cases, enforcement fees are added to the debt and recovered from the debtor. If enforcement is unsuccessful, some fees may be payable by the claimant.

Yes. Our enforcement services are available nationwide, with agents and clerks based across England and Wales.
