The Situation
The occupier of an industrial unit and compound in Walthamstow, London needed urgent support after travellers/tippers occupied the site and began operating from within the premises. The client required an immediate enforcement-led response to stop further unauthorised activity, prevent additional vehicles entering, and regain control of the property.
By the time Strikes Property Services Group attended in July 2025, the front gate and fencing had been screened with black plastic sheeting to block visibility into the site, a caravan was inside the compound, and access was being actively controlled by the occupiers. The client also needed the matter handled safely due to the risk of confrontation, threats and potential damage.
After searching for traveller eviction services in London, the client contacted Strikes Property Services Group.
Our Approach
Strikes Property Services Group attended site early in the morning with an initial agent team, identified the occupation, and assessed the compound access points. Additional agents arrived shortly afterwards to strengthen the on-site presence and maintain control at the entrance.
On first contact, the attending agents were met with hostility and threats. The occupiers claimed they would escalate the situation by bringing additional people to site and later made further threats relating to vehicles parked near the gate. Strikes Property Services Group managed the confrontation calmly, repositioned vehicles where necessary to reduce immediate risk, and maintained a controlled perimeter while refusing requests to continue unauthorised operations on the site.
Throughout the attendance, our agents remained in constant contact with the office and continued pressure through a visible enforcement presence and repeated engagement. The occupiers requested time to continue tipping activity and later demanded payment to leave, both of which were refused. Police were also contacted via 101 during the incident due to the threats and aggression.
By mid-morning, a further vehicle arrived to remove the caravan. The occupiers then opened the gate, removed screening materials, and began leaving the site. During departure, they stated they were leaving because of how the situation had been handled by Strikes Property Services Group.
Once the site was cleared, Strikes Property Services Group immediately moved agents and security personnel inside, padlocked the gate, and carried out a property inspection. The inspection identified extensive tipped waste inside the building, a damaged alarm system, and damage to access points.
A representative of the site occupier attended and was escorted around the property. Strikes Property Services Group coordinated immediate remedial security measures, including arranging a locksmith to repair damage to the gate and change locks to external access points. Later that day, concrete blocks were delivered for additional frontage protection. Security staff remained on site to provide ongoing cover over the weekend, with handover and keys completed before stand-down.
Outcome
The travellers/tippers vacated the site on the same day as attendance, and Strikes Property Services Group secured the premises immediately after departure. Emergency repairs and lock changes were completed, additional security measures were put in place, and a security presence remained in place to protect the property from re-entry.
