The Situation

The landlord’s tenant had not paid rent for seven months. The tenant also requested the deposit back, but this was refused and used towards the rent arrears once a claim was made with the Tenancy Deposit Scheme (TDS).

Despite the relevant notices being served, the tenant still refused to vacate the property. The landlord needed a compliant route to serve a Section 8 Notice and regain possession.

After searching for an eviction specialist in Leeds, the client contacted Strikes Property Services Group.

Our Approach

Strikes began by reviewing the landlord’s compliance documentation to ensure everything was in order before taking further action. We then served both the Section 8 and Section 21 notices to support the possession strategy and keep the case moving.

After this, we lodged proceedings with the court.

Outcome

The court granted a possession order and a money judgment of £7,000 for rent arrears. Possession was granted within 14 days. The tenant left a few days after the possession period expired, meaning a warrant was not required. As a result, the landlord regained the keys and control of the property without further enforcement action.
