The Situation

The landlord of a commercial unit at Bolton Market Place (Greater Manchester area) needed to regain control of their premises after issues under the lease left the tenancy position untenable. With rent and/or contractual obligations unresolved and communication proving difficult, the landlord required a compliant route to re-enter, forfeit the lease, and secure the property to prevent unlawful access.

The priority was to complete re-entry under the landlord’s power in the lease, secure the premises immediately, and display a clear notice confirming that entry without the landlord’s authorisation is not permitted and may constitute a criminal offence.

After searching for commercial forfeiture services in Manchester, the client contacted Strikes Property Services Group.

Our Approach

Strikes Property Services Group left a notice at the premises dated 10 January 2019, stating that the landlord and/or bailiff had re-entered in accordance with the landlord’s power under the lease, and that as a consequence the lease was forfeited and the premises had been secured.

The notice also confirmed that no one may lawfully enter the premises without authorisation from the landlord, warning that any attempt to enter without authority may be a criminal offence and could result in prosecution.
