The Situation
An NRLA landlord and his daughter faced a tenant who had not paid rent for 12 months and had severely damaged the property by throwing parties. The tenant also told the landlord they would not be able to remove them due to their influence in the community.
The landlord needed a compliant route to serve a Section 8 Notice and progress an eviction.
After searching for a Section 8 eviction specialist in Manchester, the client contacted Strikes Property Services Group.
Our Approach
Strikes Property Services Group began by reviewing the landlord’s compliance documentation to ensure the case was in order before taking action. We then moved quickly to serve the Section 8 Notice and lodge proceedings with the court.
The court granted a possession order and a money judgment of £14,000 for rent arrears. Following this, we obtained a warrant of possession and coordinated attendance with the County Court Bailiff, with a Strikes Property Services Group representative present on the eviction day to support the process.
Outcome
The tenant left before the official eviction attendance to avoid embarrassment, but the eviction concluded on 23/01/26 and the landlord regained the keys and control of the property.
Strikes is now assisting the client in pursuing recovery of the arrears, with next steps supported through residential debt recovery.
