The Situation

Property consultants and surveyors instructed Strikes Property Services Group to recover outstanding commercial rent through CRAR, alongside insurance charges via commercial debt recovery. The combined debt exceeded £12,500 and had been outstanding since December 2025, with the tenant failing to communicate.

The client needed a firm, compliant approach to recover the rent and insurance charges quickly, and to escalate to enforcement action if payment was not received by the deadline.

After searching for CRAR services in Manchester, the client contacted Strikes Property Services Group.

Our Approach

Strikes Property Services Group served CRAR and debt notices on the tenant, setting out that the debts must be paid no later than 26 January 2026. The notices also made clear that failure to pay would result in bailiffs attending to take control of goods to the value of the debt.

On 27 January 2026, the tenant contacted Strikes Property Services Group requesting an agreement to settle the debts by Friday 30 January 2026. As the proposed payment date was after the deadline, we advised that a bailiff had already been instructed to attend. We confirmed that unless payment in cleared funds was received that same day, bailiff attendance would proceed.

The tenant made payment in full on 27 January 2026.

Outcome

The claimant received every penny they were owed, and Strikes Property Services Group recovered its fees in full.
