The Situation

A private landlord instructed Strikes Property Services to manage the serving of a Notice of Eviction (Form N54) at a multi-unit residential property in London.

The tenants had become non-responsive, and it was understood they were awaiting the formal eviction process to be finalised to facilitate their move into social housing. The client required a legally compliant service of the notice to proceed with a scheduled eviction in early 2026.

A key challenge was the tenants’ lack of communication. This needed a proactive approach to ensure the notice was served correctly. Following a search for professional enforcement services in London, the client engaged Strikes Property Services to ensure the process was handled with diligence and authority.

Our Approach

A Strikes enforcement agent attended the multi-unit residential property in London during early 2026. Initial attempts to make contact with the occupants of several flats via the doorbell system were unsuccessful. The agent liaised directly with the landlord by telephone, who confirmed that keys for the communal door were available for collection at a nearby location.

After collecting the necessary keys, our agent returned to the property and gained lawful entry to the communal area to effect service.

Further attempts to engage the tenants by using the buzzer and knocking on the specific flat door elicited no direct response, although a dog was heard inside.

The N54 eviction notice was affixed to the exterior of the flat’s front door. As the flat door lacked a letterbox, two further copies were slid underneath it. All was recorded by way of body cam footage and photos.

Outcome

The N54 Notice of Eviction was successfully served in compliance with legal requirements, overcoming the challenge of non-responsive tenants.

The landlord was fully appraised of the situation, and clear logistical arrangements were confirmed for the upcoming repossession. Although a child and a small dog were believed to be present, no immediate welfare issues or potential threats were observed during the attendance. The client was assured that the legal process could proceed without delay.
