The Situation

The landlord of a commercial premises on Harrogate Road in Chapel Allerton, Leeds needed to regain control of the property after rent issues led to a breakdown in the tenancy position and the lease was disclaimed. With the business no longer trading from the site, the landlord required a compliant re-entry to secure the premises and protect the property from unauthorised access.

The priority was to take possession following disclaimer of the lease, secure the unit immediately, and display a clear notice confirming that no one may lawfully enter without the landlord’s authority and that any attempt to do so may be a criminal offence.

After searching for commercial enforcement services in Leeds, the client contacted Strikes Property Services Group.

Our Approach

Strikes Property Services Group attended the site to complete the re-entry process. To immediately secure the premises, Strikes arranged for a locksmith to attend and change the locks. Once secured, our team posted a Forfeiture Notice in the window outlining that the landlord and/or bailiff had taken possession of the property “following disclaimer of the lease.” A Torts Notice was also erected alongside the Forfeiture Notice. These notices clearly warned that any attempt to enter the premises without the landlord’s authority may be a criminal offence and could result in prosecution.

While on-site, our team took a detailed inventory of goods remaining at the site.

Outcome

A full report, complete with the inventory and photographic evidence, was sent to the client on the same day. The premises were successfully secured, and the restaurant closed while the situation was addressed by the business. This successful repossession also made the news locally—Strikes Bailiffs Ltd (the former trading name of Strikes Property Services Group) was named in coverage by the Yorkshire Evening Post.
