The Situation
Strikes Property Services Group was instructed to assist with the removal of squatters from a commercial property at in Eastbourne. The property had been occupied for some time, and the client required enforcement action to regain control – particularly due to the site’s unsafe conditions and presence of drug paraphernalia.
The squatters were reported to be in and out of the property throughout the day, often engaging in illegal activities, including theft and drug use. The client needed to address the situation swiftly, including notice serving and, once vacated, securing the property.
After searching for squatter eviction services in Eastbourne, the client contacted Strikes Property Services Group.
Our Approach
Strikes Property Services Group attended the site in October 2024 to serve the required notices. The notices were affixed to the doors and placed in a windowed envelope in the letterbox, which had been blocked. Conversations with local staff at a commercial premises revealed that between five and seven squatters were regularly occupying the property, and there were concerns about ongoing criminal activity.
In January 2025, Strikes returned to the site with a team of agents to remove the squatters. The front door had been damaged, with the bottom panel kicked off, allowing access to the property. Upon entering, it was found in a very poor state, with drug paraphernalia scattered around the site. One rough sleeper was still present, but many others had either left or gone out.
Throughout the morning, the team continued to work to clear the site, and the rough sleeper vacated without issue. Security measures were implemented, with the locks changed and the site secured by a boarding company instructed by the landlord. Strikes Property Services Group’s notices were posted on the boards, and a thorough inspection was carried out.
Outcome
The squatter encampment was cleared, and the property was secured by 1:00pm. Strikes Property Services Group ensured that the property was returned to the client, who could now proceed with the next steps. Evidence, including photographs and videos, was collected throughout the eviction process to document the condition of the property.
