The Situation
This case involved a residential flat in Brighton, where Strikes Property Services Group was instructed to supervise a removal of goods appointment following a possession order evictionby the county court bailiffs against the outgoing occupant. The role of our enforcement agent on the day was to oversee the removal, ensure photos and inventory were completed, ensure the occupant removed her belongings, and confirm that the landlord’s furnitureand fittings remained in place.
After searching for possession order enforcement in Brighton, the client contacted Strikes Property Services Group. Our enforcement agent collectedthe keys from the letting agent at 9:00am and arrived at the property at 9:12am, ahead of the occupant.
Our Approach
We arranged a time that suited all parties for the removal of goods. The occupant arrived at 9:28am and our agent accompanied her into the flat. She confirmed that only her clothing and television belonged to her, with all other furniture remaining as landlord property. A friend arrived shortly after 10:30am to assist with packing and transport, and the pair began loading her belongings ready for removal.
With no available parking directly outside the property, retrieving a vehicle took around 45 minutes. Once loaded, the occupant and her friend left to unload the first carload atanother address, returning later in the afternoon. To keep the appointment on schedule, our agent used the time productively, moving the remaining items – with the exception of the television – into the hallway, and disconnecting the television and preparingits cables so that nothing was left outstanding on their return.
When the pair returned at 2:12pm, the remaining items were loaded into the car and the occupant confirmed, following a final walkthrough, that everything she wished to take had beenremoved. Our agent checked that all lights were switched off, having noted that a light left on previously had disturbed neighbouring residents overnight. Under the clients instructions, our agent then secured the property and attached the statutory noticeunder the Torts (Interference with Goods) Act 1977, addressing any items remaining on site.
Outcome
The property was left fully secured, with full vacant possession achieved for the landlord. Keys were returned to the letting agent at 2:43pm, bringing total time on site to justunder six hours. Photographs were taken throughout to provide a clear record of the property’s condition at handover.
