The Situation
A landlord needed to exercise their right of re-entry on a commercial premises in Grantham – a substantial industrial unit that had been left vacant by the outgoing tenant. The property consisted of two adjoining units that had been knocked through into one larger space, with two electric roller shutter loading bays, a separate office area, and multiple access points requiring attention. A quantity of goods had been left behind inside the premises, and a significant volume of items – including pallets, kegs, tyres, and industrial equipment – had been left in the external yard area.
With the lease in breach and the landlord requiring the premises to be formally re-entered and secured, they contacted Strikes Property Services Group to carry out the forfeiture of lease.
Our Approach
Our enforcement agent Roy Bennett attended the premises at 2:15pm, meeting the locksmith on site. Entry was gained to the property and a full inspection carried out, covering all internal and external areas. The back door – a wooden black door fitted with a mortice lock – was opened and the lock changed. The second access point, fitted with both a yale snick lock and a mortice lock, was also opened and both locks changed. With two large electric roller shutter loading bays present, our team isolated both from the electricity supply to ensure the premises were fully secured. Formal forfeiture notices were posted on both doors and photographed, along with all lock changes and a full photographic inventory of goods remaining inside and outside the property. Our commercial locksmith completed all works to the required standard.
Outcome
The entire operation was completed in 50 minutes, with our team leaving site at 3:05pm. The property was found to be in very good condition throughout. All access points were secured under new locks, loading bay shutters isolated, notices served, and a full photographic record provided to the landlord.
