The Situation
A commercial landlord in London needed to forfeit the lease on a training and safety unit following a breach by the occupying business. The premises – a substantial industrial unit with warehouse space, a mezzanine level, office and training rooms, kitchen facilities, and separate WCs – had been occupied by a training and safety consultancy. With the lease breached, the landlord needed swift, professional enforcement to recover the property and allow it to be brought back to market.

Our Approach
Our enforcement agent attended the premises at 8:30am, collecting keys from the landlord’s representative as instructed before proceeding to the unit. On arrival, it was immediately apparent that the occupants were already on site and in the process of vacating – a team of six men with multiple vans was actively loading and making runs to a new location. Our agent opened the unit and supervised the clearance operation throughout the day, ensuring the process was conducted in an orderly and documented manner.
Multiple skips were used over the course of the day. Each was loaded with trade equipment, cable drums, cardboard, timber and other commercial items, collected and replaced in sequence as the clearance progressed. The exterior of the unit also accumulated a significant volume of items during the operation, which the occupants confirmed would be removed that evening or skipped.
As the operation neared its close, a quantity of items remained inside – office furniture, kitchen equipment, a fridge unit, safety ladders, personal possessions, and various other contents in the warehouse area. The occupants indicated they required further time to complete the removal and would be in contact with the office. Our agent returned the keys to the landlord’s representative, showed photographic evidence of the remaining items, and advised clearly that nothing left inside should be touched or removed pending further instruction – any discrepancy between the photographic record and the physical contents could create legal complications. The landlord’s representative confirmed he understood and would relay this to his regional manager, who was due to visit the following day.
Throughout the operation, all activity was documented with timestamped photographic evidence covering the warehouse, mezzanine, office, training rooms, kitchen, and exterior – providing the landlord with a full record of the condition and contents of the premises at the close of the enforcement day.
Outcome
By 5:00pm, the majority of the unit’s contents had been removed and the premises were in a good state of repair. The landlord’s representative was satisfied that the unit was sufficiently clear to be viewable by prospective tenants without requiring any further movement of goods. A clear photographic record was in place to protect all parties in respect of any items remaining on site. The forfeiture was executed professionally and without incident, returning control of the premises to the landlord within a single working day.
