The Situation
A client contacted Strikes Property Services Group after travellers occupied a commercial premises in Preston with two caravans and multiple vehicles. The encampment had established itself in the car park of the property, and the client needed the site cleared promptly.
With the occupants showing no intention of leaving voluntarily, and the situation requiring careful, persistent management, the client needed an experienced enforcement team on the ground. After searching for traveller evictions in Preston, the client contacted Strikes Property Services Group.
Our Approach
Three enforcement agents attended the site at 7:00am on the first morning of the operation. On arrival, two caravans were in situ with only one towing vehicle present and no male occupants on site. Our agents made initial contact with a female occupant and were informed the male travellers had left in the early hours and would return around midday. The team contacted the office, withdrew to a safe distance, and maintained observation of the site.
When the male travellers returned at 11:30am, our agents approached to engage them. The occupants were uncooperative — they were tired from travelling overnight and refused to leave that day, stating the earliest they would go was the following Saturday. Our team made clear this was not acceptable and that tow trucks would be instructed to attend if they did not vacate. The travellers responded aggressively. Shortly afterwards, one traveller moved his vehicle to the front of a caravan and hooked up — a deliberate attempt to prevent tow truck access.
Our agents continued to monitor the site and made further attempts to engage throughout the afternoon. At 6:00pm, the male travellers agreed to leave the following day by midafternoon. The office was informed, and the decision was made to stand the agents down at 7:00pm, with a return planned for the following morning.
Three agents re-attended at 7:00am on the second day to find the travellers still on site with all vehicles present. Further engagement took place at 8:20am, with the occupants again pushing back on the timeline. Our team held firm. The travellers left the site temporarily during the morning, returning at 1:00pm. After a further conversation, the occupants began packing up at 2:30pm and vacated the site shortly after. Photographs of the empty site were taken before the agents departed at 3:00pm.
Outcome
Both caravans and all occupants vacated the commercial premises in Preston by mid-afternoon on the second day of the operation. The site was left clear and photographs were taken to confirm the position. The result was achieved without the need for tow trucks or further legal intervention, through persistent, professional engagement by our enforcement team.
The case was managed by Chris Bane (Managing Director), Janet Morris, and Roy Bennett (Enforcement Agent), ensuring the client’s site was recovered efficiently and with minimal disruption.
