The Situation

An industrial estate landlord in Washington, near Newcastle, instructed Strikes Property Services to address an issue regarding multiple abandoned vehicles on their property.

For two months around 11 vehicles of varying makes – including Citroen, Audi, Honda, and BMW – had been left on the estate. Their continued presence created a significant property management issue, exposing the landlord to potential liabilities and fines of up to £1,000 and the associated costs of towing and disposal.

The client required professional assistance to formally and legally manage the situation. The primary need was to clear the estate in a compliant manner, mitigate financial risks, and establish the legal grounds to remove or dispose of the vehicles, some of which had been left on-site for a protracted period.

Following a search for professional enforcement services in the Newcastle area, the client engaged Strikes Property Services.

Our Approach

In early 2026, an agent from Strikes Property Services attended the industrial estate to initiate the formal removal process. The agent engaged with various individuals present on the estate to explain the legal requirements and the forthcoming actions to ensure transparency.

Notices were served and affixed to all 11 identified vehicles. The notices clearly instructed the owners to remove them from the private property by a specified deadline. To document the process comprehensively, photographic evidence was collected for each vehicle, noting its condition and location.

The agent also proactively secured contact information for a local vehicle recovery service to facilitate future removal should the owners fail to comply. It was also noted that two other vehicles, a silver Land Rover and a white Vauxhall van, had been removed prior to our agent’s attendance.

Outcome

As a result of our intervention, formal legal notices were served on all 11 abandoned vehicles. These established a firm deadline of just a few weeks’ time for their removal.

Upon the expiry of this notice period, the client will be legally entitled to dispose of the vehicles. Any costs incurred during this process may be recharged to the registered owners. Strikes Property Services successfully provided the client with the necessary legal documentation and operational contacts to ensure the eventual clearance of the estate.
