The Situation
A residential landlord needed urgent support after their tenant accrued substantial rent arrears. The landlord required a compliant route to regain possession of the property and take steps to recover the rent owed.
Given the risk of non-cooperation and the potential for the tenant to disappear without leaving a forwarding address, the case also required tracing services and a clear strategy for enforcement of any money judgment, including the option of High Court enforcement.
After searching for residential possession services in London, the client contacted Strikes Property Services Group.
Our Approach
Strikes Property Services Group issued a Section 8 Notice and progressed the matter by issuing a possession claim at court. The court granted a possession order, but the tenant still did not vacate.
We then applied to the County Court for a bailiff appointment to enforce the possession order. On the day of the eviction, the bailiff attended with our enforcement agents, and the tenant was persuaded to leave–allowing the landlord to regain control of the property.
Following departure, the tenant provided no forwarding address. Strikes Property Services Group completed a trace, which returned a positive result. With the tenant located, steps are now being progressed to pursue recovery of the substantial arrears ordered within the possession order, supported by residential debt recovery and, where appropriate, High Court enforcement.
Outcome
The landlord regained possession of their property, and Strikes Property Services Group is now actively pursuing the tenant for the substantial rental arrears.
