The Situation
A London letting agent was dealing with a tenant who had fallen more than three months into rent arrears. Despite ongoing chasing by the agent, the tenant did not engage and the arrears continued to increase.
The landlord and agent needed a compliant route to regain vacant possession, and to protect the landlord’s position in respect of the outstanding debt, including potential enforcement and tracing services if required.
After searching for residential possession services in London, the client contacted Strikes Property Services Group.
Our Approach
Strikes Property Services Group issued a Housing Act 1988 Section 8 Ground 8 Notice alongside a Section 21 Notice to progress the possession strategy.
The tenant (Hornchurch, London) did not vacate on expiry of either notice, so Strikes Property Services Group commenced possession proceedings at court. A hearing was listed for December 2025.
In October 2025, the tenant vacated the property, returning possession to the landlord. Given the level of arrears, the landlord elected to continue to the hearing to obtain a money judgment for the debt and strengthen enforcement options, including the potential to transfer up to the High Court.
Outcome
The landlord obtained vacant possession of the property, plus an Order for Possession with a money judgment for the arrears and costs. The court also granted permission to transfer up to the High Court to enforce the judgment, enabling next steps via High Court enforcement if required.
