Get in touchWe start by reviewing your Possession Order to confirm it’s legally compliant and suitable to be transferred to the High Court. This includes checking the wording, the parties named, and whether the order can be “transferred up” for High Court enforcement. If you haven’t obtained a Possession Order yet, we can also support you in securing one before moving to the next stage.
Once we’ve confirmed the order can progress, we prepare the required High Court paperwork and handle the process of transferring the Possession Order to the High Court. We’ll also consult you on the nearest or quickest High Court to apply to, depending on your circumstances and location.
After submission, we chase the court to push for the quickest possible turnaround. Once issued, the writ provides the legal authority needed to take enforcement action.
If the property is residential, we’ll serve the required Notice of Eviction before enforcement takes place. (This step isn’t usually applicable for commercial property or certain squatter eviction scenarios.) Then, our in-house Authorised High Court Enforcement Officer (HCEO), supported by Enforcement Agents where needed, carries out the eviction to regain possession of your property.

Contact us for our current services feesIn most cases, we can obtain a Writ of Possession within around 14 days once your paperwork is ready. At the quickest, it can be 7 days, and in rare cases we’ve even seen it come back the same day. The exact timescale depends on which court processes the application and whether it’s handled locally or through the High Court of England and Wales in London. London can often be quicker, but turnaround times vary.
Evictions via a Writ of Possession are generally quicker than those using a Warrant for Possession. Once the writ is issued, enforcement can often take place within 7–14 days, depending on the circumstances.
Once issued, our authorised High Court Enforcement Officer will serve an eviction notice to the occupants. If they do not vacate within the notice period, our in-house enforcement agents will attend the property to carry out the eviction.
A Warrant for Possession is enforced by County Court bailiffs and can take several weeks. A Writ of Possession is enforced by High Court Enforcement Officers (HCEOs) and is typically faster. We offer in-house enforcement through our authorised HCEO for quicker results.
