What is CRAR?
Introduced in 2014 under the Tribunals, Courts and Enforcement Act 2007, Commercial Rent Arrears Recovery (CRAR) replaced the historical remedy of distress for rent. A commercial property is defined as a building that is not let or occupied for the purpose of a residential dwelling (i.e. a home).
CRAR is essentially an enforcement tool that enables commercial landlords, property managers and landowners to recover unpaid rent in the UK, without the need for lengthy and costly court action. They can do this without the need for lengthy or costly court action by instructing Certificate Enforcement Agents, like Strikes, to issue a Notice of Enforcement to the tenant, which could then lead to a visit by one of our Enforcement Agents to collect the o/s monies or Take Control of Goods
